Stain Types & How We Remove Them

Oil & Grease Stains

Automotive oil is the most common driveway stain. Fresh spills are easiest to treat. Older, oxidized stains may require multiple degreaser applications and a hot-water surface cleaner. Most stains can be dramatically reduced; deeply set stains may leave a slight ghost impression.

Tip: Treat oil spills quickly with cat litter or an absorbent to prevent deep penetration.

Tire Marks

Left by hot tires transferring rubber to concrete. Requires an aggressive degreaser and rotary surface cleaner to break the bond. Usually fully removable from standard concrete.

Orange or brown stains from metal furniture, fertilizer, or irrigation water. Require a specialized oxalic acid treatment — not removable with standard pressure washing alone. Results are excellent when the right chemistry is used.

Moss & Algae Growth

Green or black biological growth, most common on shaded driveways and near tree lines. Soft washing with a biocide solution kills the organisms. High pressure alone just scrapes the surface — organisms regrow within weeks.

Organic Stains (Leaves, Berries, Pollen)

Tannin staining from leaves and berries is common under oak, redwood, and magnolia trees. Responds well to alkaline cleaning solutions and surface washing. Usually fully removed on the first service.

Paint & Coating

Requires specialized chemical strippers and often a hot-water surface cleaner. Results depend on paint type and how long it has been on the surface. We assess before committing to full removal.

The Professional Process

Pre-treatment

Heavy stains are pre-treated with the appropriate degreaser or acid solution and allowed to dwell.

Surface Cleaning

Commercial rotary surface cleaner works systematically across the entire driveway at 3,000–4,000 PSI for uniform results.

Hand-edging

Edges, expansion joints, and corners are detailed by hand to remove any remaining buildup.

Post-treatment

Moss or algae areas receive a biocide application to prevent rapid biological regrowth.

Final Rinse

Everything is thoroughly rinsed including surrounding areas to prevent cleaner runoff.

Seal (Optional)

A penetrating concrete sealer is applied if requested, protecting the surface for 3–5 years.
